There is a positive story to tell about data centers and their impact. What are you seeing that tells you there is kind of like a positive halo effect going on there? Yeah, so what we're starting to see is that the AI CapEx cycle is trickling down into the broader economy. And we're starting to see these new communities that are being built around data centers. So we looked at 11 counties where there are big mega data centers that are currently operating. And they have seen significant economic benefits. We're talking about, you know, 50% increase in new home construction, 50% increase in new home value. And during that period, the U.S. have seen a negative print in those two measures too. jobs are being created. And this is these are counties where data centers are currently operating, not being constructed. And even because everyone says it's a one time boom, it's just the construction jobs. No one actually works there. It's actually not. So we estimate about one little less than one worker per megawatt at data centers. And these data centers are like 500 megawatt plus. So we're talking about 500 people plus working at these data centers that are usually in the middle of nowhere. So you've got to build all these homes, all these communities, commercial real estate, things like that, that are being built right now. I think we are very, very early innings of this trade that we're just talking about 11 counties. But there are 40 data centers that are currently being constructed and there's 100 plus that are being planned.
